Treat this as an upfront expense, not part of ordinary monthly rent. It may arise alongside the first month’s rent, a guarantee, deposit, utility connections and household purchases, so the first month is often noticeably more expensive than later months.
Before viewing a property or submitting an application, it is worth confirming in writing the commission amount, when it is payable, what the service includes, and what happens if the lease is not signed.
