Format and geography

The monthly rate shown in a listing does not by itself determine the lease term or which expenses are included.

Long-term leases: Accommodation for permanent residence under a contract with an agreed term, a security deposit, a rate review procedure, termination rules and regular payments.
Short-term leases: Accommodation for a predetermined period. Confirm the total cost for the entire term, the minimum stay in nights or months, included services, the deposit and the cancellation policy.
Seasonal rental: An offer for specific dates during a particular demand period, especially on the coast. The rate and terms cannot automatically be carried over to another month or season.
Furnished accommodation: Check the full inventory, the condition of appliances, heating and cooling, internet, bedding and responsibility for breakdowns.

Check before viewing

Clarify availability, recurring expenses and guarantee requirements

Compare not only the rate, but also the total monthly cost, move-in costs and owner requirements.

Lease term, move-in date, payment currency and procedure for changing the rental rate.
The usual amount of gastos comunes and the list of services included in them.
Which utility, municipal, sanitation, internet and other charges the tenant is responsible for under the contract.
Who pays for the reserve fund, major building work, repairs and unplanned charges.
Whether the garage, storage unit, furniture and equipment are included in the rent or paid separately.
Commission, processing costs, deposit or guarantee cost, if applicable.
Conditions for keeping pets, using the property, moving out early and returning the property.
Inventory, the condition of the apartment, meter readings and the procedure for documenting issues at move-in.

Find out which types of rental guarantee the owner accepts for this particular property.
Check the chosen guarantor’s requirements for income, documents, processing time and property type.
Do not pay a guarantee fee or deposit without a clear basis, a specified recipient and written return terms.
Check that the parties’ names, address, term, rate, guarantee and cost allocation are stated consistently in all documents.
Before signing, get a draft contract and ask questions about renewal, indexation and early termination.

Does this rate include all monthly expenses?

Not necessarily. Check gastos comunes, electricity, water, internet, municipal and sanitation charges, garage costs and other expenses specified in the particular contract separately.

Can I choose any rental guarantee?

No. The owner determines which options are accepted, and each guarantee system has its own requirements for the applicant and the property. First agree on an acceptable type, then check that you meet the requirements.

Does the monthly price mean a long-term contract?

No. How the rate is stated does not replace the terms of the contract. Confirm the minimum and total term, dates, and arrangements for payment, renewal and early move-out.
