01
Profile and selection
We establish the budget, areas, dates, household composition and essential requirements, then select suitable options without unnecessary viewings.
We find housing for everyday life and organise the rental process for owners, from clear criteria and checking the terms to handing over the keys.
Service 02 · Rental
We take account of the area, household composition, length of stay, furnishings, transport and the rules of the specific property. Before the contract, we establish the full structure of regular and one-off costs so the rental terms are clear in advance.

What is included
We distinguish between the emotional choice of housing and the necessary review of the terms. The client sees not only photographs, but also the actual cost of living, contractual restrictions and the move-in sequence.
01
We establish the budget, areas, dates, household composition and essential requirements, then select suitable options without unnecessary viewings.
02
We clarify guarantees, costs, the property’s condition and occupancy rules, and discuss the contract’s essential terms with the owner.
03
We coordinate documents, payments, recording the property’s condition, handover of the keys and the first practical arrangements.
Who this is for
The service is suitable for tenants who are moving to Uruguay or changing areas, and owners who need a managed process for renting out a property.
Two scenarios
Tenants care about quality of life and predictable costs. Owners care about a suitable tenant, the property’s condition and clear day-to-day communication.
Tenant
We match an apartment or house to daily routines, not only to the budget and photographs.
Owner
We prepare the property, its positioning and the process for working with prospective tenants.
How we work
Each stage ends with a specific decision: which options to view, which terms to agree and whether the property is ready for the contract to be signed.
1
We determine the time frame, area, budget, household composition and requirements for furnishings, pets, parking and infrastructure.
2
We organise viewings, clarify costs and restrictions, compare options and agree the essential terms.
3
We coordinate the contract, payments, condition report, handover of keys and connection of essential household services.
Rental scenario
The length of stay affects property availability, the contract, included furnishings, the method of securing obligations and the payment structure. It is best to determine it before viewings begin.
It is suitable for permanent living and requires checking regular costs, the guarantee mechanism, rent-review terms, the parties’ responsibilities and the procedure for early termination of the contract.
It usually depends more on dates, season, booking rules, included services and the refund procedure. Terms cannot be carried over from a long-term contract without a separate check.
The tenant checks their daily travel routes, the condition of the accommodation, the total amount of move-in and monthly costs, contractual restrictions and their ability to provide the required guarantee.
The owner determines the acceptable term and tenant profile, prepares the property and documents, agrees the security mechanism, records the condition and establishes day-to-day communication.
Contract terms
There is no single set of terms for every property. Obtain a written outline of payments and responsibilities for the specific offer before transferring money.
Convenient for a quick move-in, but it requires a detailed inventory, photographs of the condition, equipment checks and clear rules for repairing or replacing items.
It offers more freedom for a long stay, but calculate in advance the costs of purchasing, delivering, storing and later removing furniture, and clarify what remains in the kitchen and bathrooms.
Do not transfer a deposit or prepayment before checking the owner, property and written terms.
Compare the listing, contract, inventory and the home’s actual condition.
Record humidity, windows, heating, plumbing, electricity, equipment and meter readings.
Clarify who pays for each service, repair and maintenance of general or individual systems.
Check the rules for pets, guests, parking, short-term subletting and use of common areas.
Keep the signed condition report, photographs, payment confirmations and the set of keys handed over.
Cities and areas
In the capital, daily routines are especially important; on the coast, seasonality and year-round infrastructure are key. For other cities, begin by comparing living conditions and available options.
Frequently asked questions
The term and purpose, booking and payment arrangements, included services, security mechanism and termination rules differ. The terms of one format cannot automatically be applied to another.
There is no single arrangement for every property. The owner and tenant agree an acceptable security mechanism, and the contract should clearly describe payments, custody of funds, grounds for withholding them and the refund procedure.
Check the rent for the agreed period, the security arrangement, any commission and paperwork costs, as well as the connection or transfer of services. Request a single written breakdown of payments before signing.
The breakdown depends on the contract and the property. It may include gastos comunes, electricity, water, internet, heating or gas, parking and other services. For each item, it should be clear who receives the bill and who pays it.
The choice depends on the length of stay and your willingness to buy your own belongings. In a furnished property, the inventory and condition are important; in an unfurnished one, consider the cost of furnishing it and the terms for removing the furnishings later.
It records the condition of finishes, furniture, equipment, meters and keys at handover. This helps the parties distinguish pre-existing defects from changes during the tenancy.
Criteria and a shortlist can be prepared in advance, but documents, the property’s condition, the area and payment terms must be checked before making commitments. The viewing and signing arrangements are agreed for the specific offer.
