The rent shown in a listing rarely equals the full cost of housing. In an apartment building, gastos comunes — expenses for shared infrastructure — are added to the alquiler. Electricity, gas, internet and some water charges may be paid separately. The breakdown depends on the building and the agreement.

Before signing, request not a single total figure but the latest itemised bills. You will then understand which expenses are fixed, which are seasonal and which belong to the owner.

What is included in gastos comunes

Shared expenses may cover cleaning, lighting, lifts, staff, security, maintenance of common areas, a garden, a pool and building management. In some buildings, water or part of the heating is included.

The presence of a service does not mean identical quality. Inspect the lift, entrance, laundry, garage and other areas. There is no point paying for a pool that is closed for most of the year.

Request ordinary and extraordinary expenses separately. Major repairs to a façade or lift should not automatically be treated as the tenant’s monthly obligation.

Why the amount changes

In winter, expenses may rise because of shared heating or hot water; in summer, because of the pool and seasonal staff. Inflation, wages and repairs also change the amount.

Request bills for at least several months and separately for the cold period. One low bill does not show the annual budget.

Clarify how additional charges are approved and who pays them under the agreement. Record the answer in writing.

Water and sewerage

Water may be included in gastos comunes, measured by an individual meter or paid under a separate contract. Find out whether the apartment has a meter and how shared consumption is allocated.

When moving in, photograph the reading and check that there is no outstanding debt. A leak in a cistern or pipe can sharply increase the bill, so report it immediately.

For a private house, also ask about the sewerage system, septic tank, pump and maintenance. This is not always a standard municipal bill.

Electricity

Electricity is usually connected to a separate contract and meter. Check the service number, reading, available capacity and transfer procedure. An old debt must be separated from your consumption.

Consumption depends on the boiler, heating, air conditioning, cooker and number of residents. In an apartment with electric heating, the winter bill may differ markedly from the summer one.

Note the power ratings of major appliances and do not overload the network. Faulty wiring requires a professional inspection, not a reason to install a stronger circuit breaker yourself.

Hot water and boiler

In one building, hot water may be centralised; in another, it comes from the apartment’s electric boiler or gas. Ask where its cost appears and who maintains the equipment.

Check the boiler’s capacity, age, leaks and heating time. For a family, a small tank increases inconvenience and reheating.

When moving in, record that it is working properly. Replacing a worn-out fixed appliance and damage caused by improper use are different situations.

Gas

Gas may be supplied through the network or in cylinders. Clarify the type, supplier, connection safety and ordering method. A cylinder needs an approved, well-ventilated location.

Do not use a gas appliance without a working flue and ventilation. A specialist carries out maintenance. A carbon monoxide detector is useful where combustion takes place indoors.

Compare not only the price of gas but also the efficiency of the equipment and the home’s thermal insulation.

Heating

Central heating may be included in shared expenses in full or in part. Clarify the season, operating hours, controls and individual metering. A high gasto común may be justified by included heat.

With individual heating, calculate electricity or gas consumption. An air conditioner with a heating mode, a panel heater and a stove have different efficiencies and requirements.

Request a winter bill and check the windows. A cheap tariff does not compensate for major heat loss.

Internet and mobile service

Home internet is usually arranged separately. Check availability at the exact address, contract term, installation and equipment return. The presence of a cable in the apartment does not guarantee an active port.

If the service is in the owner’s name, record who pays and deals with outages. Transferring it to the tenant gives more control, but requires closing the contract on move-out.

For remote work, add a backup mobile plan to the budget.

Parking, security and shared amenities

A parking space may be included in the rent, have a separate document or be absent altogether. Check the exact space number, access and the possibility of charging an electric car.

Security, a concierge, video surveillance, a gym and a laundry are funded by residents. Clarify the timetable and rules of use. Around-the-clock staff have a significant effect on expenses.

If you do not need an amenity, compare a simpler building. Low rent in an expensive building sometimes hides a high gasto común.

Private house

A house has no usual shared bill, but the costs do not disappear. The garden, pool, roof, pump, septic tank, security and waste collection require payment. State in the agreement what the tenant does and what the owner does.

Request the history of electricity, water and maintenance costs. A large plot may require a regular specialist.

Do not include major repairs in ordinary ‘maintenance’ without a clear definition.

Transferring utilities

Make a list of suppliers, contract numbers and readings. Together with the owner, determine the date on which responsibility transfers. Keep the confirmations.

Do not pay an old debt simply to obtain a quick connection without a written agreement for reimbursement. First establish whether the supplier must separate the new user.

When moving out, close or transfer contracts and provide final readings. Otherwise, bills will continue to arrive in your name.

How to calculate a full month

Add the rent, average gasto común, electricity, gas, water, internet, parking and maintenance. For seasonal expenses, use the annual amount divided by twelve, not the lowest summer month.

Add a reserve for fluctuations. Compare apartments by their total cost and the quality of included services.

If the expense range looks too wide, the reason is usually different types of building and heating. Request bills rather than someone else’s average figure.

Checklist before moving in

Obtain an itemisation of gastos comunes, the latest utility bills and readings. Check the equipment, heating, boiler, internet and parking. Record debts and the date responsibility transfers.

In the agreement, separate monthly, individual and capital expenses. State who calls a technician and pays for a fault.

The full housing budget becomes clear only after this check. Then gastos comunes stop being an unexpected surcharge and become a measurable price for a particular level of service.
